The capital is ours.

No fund, no outside investors, no timeline. We can spend a year looking and buy nothing. We can also commit in a week, without a lender or a partner to persuade.

We buy income, not stories.

A building has to cover its costs the day we take it on. We model the years the market disappoints, because those are the ones that decide whether you keep it.

Ready before we need to be.

Most of what we see, we pass on. But we track our markets continuously, so when the right asset surfaces we are not starting from zero.
